Every now and then, I come across a hotel that makes me think one thing very clearly. This will not stay under the radar for long.
Hotel Olīvier is exactly that.

First Impressions
Right now, it sits comfortably in the four star category. Quietly. Almost suspiciously. Because everything about it suggests it’s on its way up.
It’s about a ten minute drive from Old Town Split, which for me is part of the appeal. You’re close enough to dip into the history, the energy, the chaos when you want it, but you’re not living in it. Instead, you’re right by the beach, with a completely different rhythm.
This area has a promenade that feels alive in the best way. Restaurants, bars, people walking, kids playing, tennis courts, even ping pong tables scattered along the way. It’s casual, social, and easy. The kind of place where evenings just happen without planning.
The hotel itself is small. Only 22 rooms. Boutique in size, but not trying too hard to be boutique. It has just been rebranded, the lobby and restaurant were renovated, and the team refreshed. You can feel that shift immediately. It feels new, modern, intentional.

Location and Setting
And that’s an important note. This is not for someone chasing history and old stone charm. If your idea of Croatia is centuries old buildings and creaky shutters, this is not your hotel. This is clean lines, contemporary design, and that effortless new build comfort that just works.
The rooms are spacious, which in Split is already a win. I saw the junior suite and the penthouse, and both deliver on something I always look for but don’t always find. Actual space to live in, not just sleep in.
The junior suite, around 450 euros in high season, feels very well priced for what you get. The penthouse, at around 1500, is one of those stays you build a trip around.
But here’s where things took a turn I didn’t expect.

Rooms, Service, and Details
Led by Hrvoje Zirojevic, and I’m going to say this carefully because I don’t throw this around lightly. His ceviche ruined ceviche for me. It was that good. The kind of dish that makes you pause mid conversation and just sit with it for a second.
That alone elevates this hotel into a completely different category. Because now you’re not just staying somewhere nice. You’re staying somewhere with a culinary experience that people will start seeking out.
Location wise, it’s a true city beach hotel. Right across from the beach, next to the Radisson, which gives you one of the rare sandy stretches in Split. That matters more than most people realize until they get there.
There’s also a five star sister property on an island nearby, which opens up interesting options for combining stays or adding a completely different layer to the trip without overcomplicating logistics.

Who It Fits Best
So who is this for?
If you want to step out of your hotel directly into Old Town alleys, this is not it. But if you want a blend of beach and city, space to breathe, great food, and a location that feels alive without being overwhelming, this is a very smart choice.
For now, it still feels like a less obvious choice.
But not for long.
