I visited and stayed at several Adriatic Luxury Hotels properties Dubrovnik, and I’ll say it right away. Hotel Bellevue Dubrovnik was my favorite.
Not because it was the biggest. It isn’t.
Not because it was the flashiest. It isn’t trying to be.
But because it gets that rare balance right. Boutique feel, dramatic sea views, beach access, strong design, and Old Town close enough that you can enjoy Dubrovnik without sleeping in the middle of its beautiful, crowded chaos.

A Cliffside Boutique Setting Near Old Town
Hotel Bellevue is a five star boutique hotel carved into a cliff above Miramare Bay, about 1.4 kilometers from Dubrovnik’s Old Town. The official hotel description puts it on a 30 meter high cliff overlooking the Adriatic, with a pebble beach below and the medieval center about a 10 minute walk away. Depending on your pace, and whether you are walking there or back uphill, I’d call it more like 10 to 15 minutes. Still, for Dubrovnik, that location is gold.
The hotel has 91 rooms across five floors, which gives it enough energy to feel like a proper luxury hotel, but not so much that it loses its boutique personality. It is also a member of Small Luxury Hotels of the World, which fits the feel exactly. Polished, intimate, stylish, and very much built around the view.
The hotel was completely rebuilt and renovated in spring 2019, and the design has that Scandinavian inspired calm I personally love. Light woods, soft neutrals, clean lines, nothing heavy or overdone. It feels fresh without feeling cold. The rooms are designed with floor to ceiling balcony doors, neutral tones, wooden floors, and soft beige, grey, and white textures, which makes the sea feel like the main decorative feature. As it should.

Room Categories and Views
Now, one thing to know. Not all rooms have the same view.
Yes, this is a sea view hotel emotionally, spiritually, dramatically. But practically, you still need to book the right category. There are rooms with partial sea views, full sea views, balconies, and suites with stronger views. This is where working with someone who actually inspected the property matters, because “sea view” can mean many things in Europe, and sometimes it means “turn your neck, squint, and there it is.” Here, in the right room category, the views are the reason you came.
I saw the deluxe suite and the presidential suite, and they are exactly what you want if the room is part of the experience, not just where you sleep. The presidential suite is on the fifth floor and has a separate living and dining area with a sea facing terrace. The deluxe suites are described by the hotel as having some of the biggest and best views, and I understand why.
Rates can start around 400 euros for a superior room depending on season, which for Dubrovnik luxury, beach proximity, and this location is very compelling. Of course, summer changes everything, because Dubrovnik in peak season behaves like Dubrovnik in peak season. Translation: book early and don’t act surprised when everyone else also wants the room with the view.

Beach Access and Swimming
The beach is another major reason to consider Bellevue.
To be precise, the beach is not private. In Croatia, beaches are generally public. But the hotel sits directly above Bellevue Beach, and hotel sunbeds are available for guests. The official site notes beach services for hotel guests beginning summer 2026, so this is one detail I would always reconfirm before booking if beach setup is important to you.
And yes, beach setup matters.
A lot of Dubrovnik hotels have views. Fewer give you that easy “walk down and swim” feeling while still being close to Old Town. That is what makes Bellevue special. You can spend the morning exploring the city walls, come back hot and slightly over humanity, and then disappear into the Adriatic.

Dining and Spa
Breakfast is à la carte, which I always prefer when it’s done well. It feels calmer, more civilized, and less like everyone has been released into the same buffet room at the same time. Dining is also a real strength here. Bellevue has two restaurants, including the Michelin recommended Vapor, which focuses on Dalmatian and Mediterranean flavors, local ingredients, seafood, and regional wines.
The spa is another point worth knowing. It has a heated indoor pool, Finnish sauna, steam room, massages, facials, and body rituals. So if you are coming in shoulder season, or you want a wellness moment without choosing a full resort far from town, this gives you that option.

It is also a great fit if your dream Dubrovnik stay includes sea views, swimming, a boutique atmosphere, and the ability to walk into town when you want the history, restaurants, and drama.
Who should not stay here?
If you want to be inside the Old Town walls, this is not it. If you need a huge resort with multiple outdoor pools and endless entertainment, also not it. And if you are mobility sensitive, I would talk through the beach access, room location, and walking distances carefully.
But for the traveler who wants beach and Old Town proximity, modern boutique design, and a quieter luxury experience with those ridiculous Adriatic views, Hotel Bellevue Dubrovnik is an easy yes.
It was my favorite of the Adriatic Luxury Hotels properties I personally stayed at and inspected.
